I'd like to spend today bracketing & metal strapping the LVL beam into the existing structures, but I'm not clear on how to drywall OVER the bolts on the beam later on?

@Brenda Kinney all houses in CA are considered to be sold as is, they only legally need to have Earthquake straps around the water heater and carbon monoxide detectors in bedrooms.

Age of the building, size of the building, location (varies per county), block vs frame, roof shape, and that doesn't take into account any discounts you would get for roof discounts (hurricane straps, etc).

Either they don't hit the million dollar mark or theres something I don't know what I'm so frustrated and confused I''m at the end of my rope.

So on open house day, he's waiting in the kitchen, more like lying in wait, with a big gun strapped under his shoulders.

Only problem is that my cash is a little strapped on account of buying the first one and a couple big personal purchases.The unit works out financially but I am wondering if anyone has a suggestion on how I can buy this thing.  

Bought the tools at Home Depot, strapped the plywood to the top of my rav 4, and got to work.

I second @Mat O'Grady re: insurance - looks to be on the lite side. determine when the roof, windows, electrical, plumbing and kitchens/bathrooms were replaced or upgraded to get a sense of capex. also, water heaters and furnaces.
