I'd like to spend today bracketing & metal strapping the LVL beam into the existing structures, but I'm not clear on how to drywall OVER the bolts on the beam later on?

@Brenda Kinney all houses in CA are considered to be sold as is, they only legally need to have Earthquake straps around the water heater and carbon monoxide detectors in bedrooms.

Age of the building, size of the building, location (varies per county), block vs frame, roof shape, and that doesn't take into account any discounts you would get for roof discounts (hurricane straps, etc).

I second @Mat O'Grady re: insurance - looks to be on the lite side. determine when the roof, windows, electrical, plumbing and kitchens/bathrooms were replaced or upgraded to get a sense of capex. also, water heaters and furnaces.
