There are a few more “big ticket” items that need to be considered (Minisplits & landscaping) but most of the major costs have already been accounted for on this property.We currently have a 30 year conventional mortgage with a 7.125% rate on a purchase price of $750k. 

Is this reasonable idea for this market?

I am exploring this area and have heard some noise regarding the further limitations on beach access points along the coast, creating some havoc for str owners.

If I could find a duplex that sells at that number and is rent-ready, I'd actually be pretty close to 2%.The problem is that if I inverted my analysis and said, "Hey - this hits the 1% rule!"

The exact changes to the CC&Rs aren’t clear yet, but we can see where this is heading.

I am determined to close on my first deal this year. 

My plan is to fix this place up then STR.

My (unrealistic) goal is for this post to put this debate to rest.
