While I do wholesale some of the HUD homes that I purchase, I purchase with cash so I do not necessarily have to have a cash buyer lined up for a double closeIMO you are going to have to be able to show value to your cash buying investors.

Unless the professional you called is qualified* to say the tree was an immediate hazard and given the situation, it could not wait to be remediated because property and/or life was in jeopardy, you're going to be on the hook for the removal and could also be on the hook for the replacement of the tree + additional damages.

investor friendly realtor. only work with license & bond contractors, since you’ll be out of state. whoever you get to be ur eyes on any project, make sure you trust them. definitely use that lot for more $$$ either build another rental or let the contractor rent it till you have a SOLID plan. double check laws & zoning!
