If your don't know how to solve the problems that Brian mentioned, don't list them.If you don't own real estate yet, don't represent that you're an investor.If you've never purchased and wholesaled a property, don't state that you're a wholesaler.If you are still figuring out what you're going to do, consider yourself a "lead generator " aka bird dog.

As a bird dog or wholesaler of apartments, would I be able to ask my cash buyers to send me a Proof of Funds letter or bank statement so I can have them on file?  

I ask because in order to support myself I do "bird-dogging" on the side.

I've contacted other investors I know to see if they are interested in the deal, which could benefit me, almost like bird digging I suppose. 

So is it kind of a % type deal or more a flat rate depending on how well the bird dog performs.
