For supercharged cash flow I like this rule of thumb as my #s seem to flesh out well w/in these margins:1BR under $100K2BR under $200K3BR under $300K4BR under $400KMaybe you can go up a notch on each if you want to break even w/cash flow...so to each his own w/that.Of course if they are being sold furnished / turnkey, I'd add in $5-10K of value (depending on how nicely furnished it is) per bedroom.

Hey, I took Richard´s Masterclass and I must say that it is very informative and complete, it really helped me understand a lot of what I was needing about real estate.

In the ponzi s he me o invested in, it has been 4 years of frozen funds and investors are getting 55-% back most likely and maybe aomw more later if available.

If using DSCR, then the cash flow on the house with the outstanding mortgage(s) would come into play.

@David S RobertsI'd venture to say those nearby properties are just ignoring the law.Most cities and counties in Colorado have well-defined STR requirements, and if you meet those, then you can operate a vacation rental.
