I would take a couple days and go down there (preferably with a friend...rent a U-Haul truck and go get furniture from thrift stores, antiques stores, and even buy some new stuff.

Also if u got a contract to do a look thou 2 times a year or whatever you got in place see if they got food laying around or anything that would want the mice to cone back.

Every single property has their numbers down from last year.Going by last years numbers and if the ADR doesnt get better in 2025 then it will be a huge negative cash flow.Also sent you a DM, can u pls check.

The cash flow first, the appreciation to be the icing on the cake"  this sentiment is one of the worst I see on BP not sure who espouses this and why all these investors say the same  thing but that's really a recipe for disaster for the investors.If your leveraging RE to the max U know 20 to 25% down .
