He is at a point financially where he is "Elon" wealthy, as in like Elon said "what, are you going to threaten me with money, lol, really" and told Disney to go F-itself.

She was truly viscous and threatening - so bad that several days later we got a notice to vacate within 3 days, citing dogs as the reason to vacate.

Once I provided that I would threaten with an attorney.

Do not give in to any guests that will threaten you with a bad review.  

If the non profit continues with the threat of litigation, threaten it with a counter lawsuit for filing a frivolous lawsuit.

The tenant threatens to get lawyers, my concern is their safety, but I can’t get any justification to make improvements to the property for security.

Think about how can you make your property a no brainer when having to decide between an apartment and a home. 2-Contact homeowners who are not in your close proximity, so they do not feel threatened, and ask them what are they seeing in the market, and how are they are adjusting (most likely you are not the only one who is experiencing this). 3-  If you decide to work with a real estate agent, use one that works with rentals, and better yet, someone who specializes in property management as well, because they will help you weed out  bad applicants. 4- This last one I do not have experience with, but I would definitely try it if my rental was near a hospital: Partner with a company that finds housing for traveling nurses.

We didn't even make it to the court date.Tenants threaten these kinds of actions as a form of leverage.
