Your story resonated with me, as I am a young and new investor in NJ who is just finishing up a few months of "research mode", raiding my local library and slowly trying to sift through the ~300 awesome BP podcast episodes for nuggets of wisdom.

I will be sifting through all the knowledge I am finding on here and at some point, I will be reaching out with questions or asking for clarification. 

It is overwhelming to try to sift through all this and come up with a plan that doesn't tangentially moves rapidly into something other than my original focus.

However, while my team and I will keep sifting through our current pipelines, I am trying to expand and make more connections, with wholesalers specifically.The question is, how do I find a good, honest wholesaler that wont recycle old properties or try to lie just to unload a property.

Due to this, I want to make sure that the personal guarantee is strong enough.In addition, from the information I’ve been able to gather from my own research over the last 2 months on Californian lending laws (it is very difficult to sift though and find relevant information on the topic), above 10% violates the usury laws unless I have a CFL or a broker facilitate the note.
