Don't be tempted to invest your savings recklessly in these uncertain times, as success does not come overnight.

When you get bigger and you are forced to play with commercial notes, ARMs, stiff pre-pays, and all the rest of it you will realize that you should have loaded up on those safe fixed rate 30-year deals.Don’t be reckless.

I also believe these BP braggarts that have to post over and over about some huge unit apartment they bought for no money down is just reckless.

The difficulty comes when people who have not fully researched the statutes and case law try to apply AP. like a kid with a shiny new bicycle tool, anxious to use it but often recklessly. 

People who knew nothing about R/E & rentals jumped in with reckless abandon.

All that I know is that I wouldn't invest with you, you're reckless.

Do your homework and don't be reckless.

No one in multifamily will openly admit that they are reckless - it’s not good marketing.Underwriting is about understanding the various levers that allows you to make a deal work.

It would be reckless and irresponsible to assign a value on a refi that is consistent with the highest priced sales in the neighborhood.  

But a blanket statement "that the best way for an investor to go is with a good insurance policy" and that investors should stay away from LLC's is a little reckless.
