We put together a purchase price, interest rate, insurance cost, and property taxes. 

Since I purchased it, I've had regular turnover and some challenges.

So in the analysis I put the purchase price the same for 1st and 2nd strategy but the ratio of purchase price to rent is different since the turnkey is rehabbed and tenanted, and so you're paying for their premium.
