Hey @Thanh Lu, so you didn't say where you are located so it is important to check down to the city level what constitutes a tenant vs guest.Most often it is 30 days or more, but there are some that state 28 days or even more vague for squatters rights.

I know that the general guidance is that emergency funds aren't to be invested, but given our financial security and the fact that we already have a personal e-fund in a safe, non-volatile location, would it still be crazy/unwise to invest this 15k in an S&P500 index fund in a brokerage? 

We have a 3-year lease with a tenant who is doing the rental arbitrage strategy as an AirBnB and it appears they are doing quite well.The property location is two streets away from Nationwide Children's Hospital and the rent we charge is $1,200.

You aren't touching anything on the Roaring Fork for almost any price, no matter the square footage.Location is king, because location equals desirability, and desirability translates into more rental demand, and in some cases, substantially more.  

@Wilson Lau it's centrally located but still needs a lot of work in my opinion and I'm not sure if the infrastructure is quite there yet.

Hi Trent, to take on a project like that I would want to be very confident on the location.
