@Anthony Dray Not having a broker or real estate license will not hinder you at all, and there are no legal restrictions to you contracting a property and assigning your interest in the property for an assignment fee.

When I think about this living situation, I view it as more of a "college living" situation, I guess my perception is hindering me.

That being said, all vacant land is not equal and some or all of the problems above can hinder your "flip". 

A LLC is not necessary and will hinder your ability to borrow in the future.

I have to agree with you that most agents hinder a deal verses help.

If you buy a HUD home, are there any legal stipulations that would prevent you from turning it into a rental, or anything else that would hinder an investor?

It's the initial qualification to get the construction loan that is hindering me from starting.
