How do we get back in the game while minimizing our risks on one income and with two kids?

As we progress thru the real estate game, the most valuable asset we have is time.

But if you did the property up right with killer design and great amenities -- I'm picturing cool wallpaper, a game room, boho/modern furniture and a hot tub -- I can see a place here doing well as an affordable Airbnb/STR option just 10 minutes to downtown Denver.

When I look at the property and the information what I am noticing is the "game plan" is as follows:1.

I know many of us didn't get into this game until later in life so my hat's off to you.

That said, no matter the size of the property, the right team makes or breaks the deal—experienced management, solid underwriting, and a clear game plan determine how well the property performs long-term.

Examples of lists: lis pendens; homeowners who purchased before 2015; for-closure list; probate; to name a few.This is a numbers game so you'll want to build out a sizable list in order to have good lead flow.

What is the best way to handle it so that both LLC members have a skin in the game?
