This can all be done with very little seed money (I invested $20k of my own money).

By planting these fixed seeds that are and continue to pay dividend, it stabilized my income flows and concurrently allowed me to build up reserves for additional purchases. 

They are very hard to do without a pot of seed money that allows you to close and get possession. 

the investor provides seed money for construction (20-25% of the target sale price)when the house is sold, the profit is split 60% investor and 40% builderseed money is paid back to the investor before calculating profit on the saleassuming that the property is owned by the investor and ready to build on

On a different topic, I was sad this AM when at Lowe's, they didn't have seed one for winter gardens. 

Unless you are trying to plant a seed and down the road make them investor a whole lot more of the pie then this deal. 

I have a decent full time job, can qualify for a good loan, no debt, have $200k seed money.
