Fly to the US, and sign it in person with a mobile notary (wet signature)Going to the embassy is not an option since getting an appointment over there can take months...I had a thought which I spoke with fellow investors, to sign the documents with an Israeli notary and then get an Apostille stamp. once I have it all with a wet signature I'll mail the documents with DHL/UPS and it will arrive by the lender/title company in 10 days.As far as I know, a notary signature with an apostille stamp is valid for every legal document almost all over the world...What do you think? 

@John S.If your replacing a gas unit with tankless, it may not be too much trouble.

Although they say they are paying gas and electric.

That being said, if you have 20 properties you want to see it might be nice to send them a gas card (broker permitting) in addition to their commission.

The gas is separate and the electric is combined, but I do split the electric bill between tenants.

Sellers removed UST (cost was $20k for them), already 3 gas meters and installing two other boilers to separate heat.

Where photos are provided, they are not with GPS tagging enabled so I can never validate if it is actually my property3) Poor communication4) Most services are in-house, so even if the work is not legitimate, they own the handymen that write the invoices to make it look legitThanks for posting.

One time I had 4 different contractors (roof, drywall, trees, and gas) all at once with more than a dozen work trucks and cranes.

That said, I don't want to take my foot off the gas with investing either. 

Last thing I need is a tenant challenging the validity of an e-signature in landlord tenant court.
