For the BRRRR process I plan on using a hard money lender for the rehab process for the SFH's but what I'm not sure of is, should I purchase a duplex and rent one unit out and live in the other or should I just rent for now, not purchase a duplex and just purchase a SFH with cash and start BRRRR'n immediately?

Good point, if you have plans to sell in the near future, could be better to wait.

Unfortunately, people in the trades are often good at their trade but poor at managing their business.

If you set it up well, don't worry, you'll get guests when you repost.If you really want to capture the existing bookings, then go for it and plan to re-furnish it at the start of slow season.

I don't plan to hire an outside group. 

At my point in life everything I own is both a cash flow superstar and appreciating nicely, because I'm invested in growing, popular areas.If I was just starting off now, I'd probably be aiming for value-add in good areas where I could either live there while improving the unit(s) - ie a duplex, triplex - or where I could trade sweat equity for profit, or both.

It would cash flow nicely.One item to plan for from the beginning is the exit.
