I also agree there are many fake lenders out there and many are easy to spot based on ridiculously low rates and wanting $ upfront.  

are utilities available, etc....You may be WAY past these steps, in which the funding question you are asking is spot on, but I caution you to make sure you are doing your due diligence to make sure the price you pay (up front cost, financing, excavating, renovation etc. all are worth the outcome.Let me know if you have any questions, I would love to help

If you pick the right spot in FL, I think you can still flip with your experience, but the margins are tight now because values are going down in a lot of parts of Florida.

But even those reluctant buyers might be ok w/ hoa for the perfect spot, right amenity etc.

Also, $3K per month for 12 months or $4K per month for 9 months get you to the same exact spot of $36K per year....See if there's any way to rent by the room on year leases.

Same size spot ranges from $95 to $250 standard rate.

Here's the rub: the property does not have power in all areas, and some spots are out of Wi-Fi range.

Maybe vacation spots you visit often and is convenient to you to get to and also has a lot of tourists and attractions like maybe beach etc

It enhances the hard work you have put into the property and can distract from sore spots. 

You need to create your own buy right criteria and stick to them, and when a deal crosses your desk that makes sense, you'l spot it right away.We've walked away from dozens of deals.
