Seller financing: I like the idea of cover to a seller with multiple offers but I’m struggling to develop a 3-offer system.

So, I think my main struggle is freedom of location opens up the whole country, which multiplies the analysis paralysis effect and makes me less confident in choosing the right area. 

Although i have reasonable amount of cash to get this business off the ground, i just struggled to get the numbers to work (ie sufficient cash flow from buy and holds to support my life without a W2 job). 

If I am being honest, I have been bouncing around from job to job ever since graduating college 3 years ago and have struggled in finding my grounding.

We invested a fair amount of money in marketing so I'm struggling with letting it go.

I find many lenders will not do a HELOC on a property that is not the primary residence or a vacation home so I'm struggling to figure out a strategy to get a down payment for an investment. 

On turnkey I am offering around 80-85% on the comp and on the fixers I am offering 60-65% of list which equates to about 75% of ARV with repair costs included.My struggle is that I know I can cash flow at List price.

The part that we are struggling with is determining the best way to pay off the debt and get the units under traditional financing after they have their occupancy permit and are rented. 

I’m a young investor wanting to get started I’ve Listened to the podcast for about 2 years now and have learned so much but I’m still struggling to find my first deal... oh when I say young I’m 19 lol I’ve got about 25k saved away and I want to be wise with how I use it... any suggestions??
