with that amount of money I would be looking to do a multifamily house hack. with 3.5% down they might be able to get into a duplex or triple but it'd be really tight. if they are mobile and willing to move a little further west it is completely doable. not as sexy of an option but safer and opens more opportunities. just my opinion though
