I think a lot of people are simply not equipped to think of themselves as anything other than a success in life, and anything that challenges that assumption or the external appearance of it is to be avoided at all cost.In the end, this is what vanity does to people, it turns them into fragile things unable to grapple with the crippling fear of being revealed to the world but also to themselves as less than perfect, as most definitely NOT good enough, as "losers" and "failures" and "second-raters" and all the words the most vain among us use for those they think they're a million times better than.Being able to laugh at yourself and your pretensions is a gift and a great liberation of the spirit.

If you could move anywhere in the US for a seemingly "fresh start," knowing you want to invest in small multifamily (up to 4 units), where would you do it, and why?

Typically, in the mls it will reveal rental restrictions, but not always.  

Walk me through step by step and give me ways I can find a deal through fix and flip Sometimes, the question people ask reveals a lot about them.

Here's the kicker, almost every freshly painted wall (some brand new) have grease, nicks, dents, scratches, and small holes in them!

Kitchen and living room have been redone, floors redone, fresh paint, etc..

Then do a good make-ready/light rehab (possibly just new paint, the smell of fresh paint makes a world of difference!) 

But if you are sourcing fresh filings and are able to obtain the executor information you should also be looking at the decedent's last address.

If I repainted I'd be doing it to get the "wow" factor (and fresh-paint smell) of a completely repainted apartment, not because any walls are so bad currently that potential tenants would look at them and run.I no there's no one-size-fits-all answer, but generally speaking, which of these upgrades would deliver the biggest bang for the buck?
