Personally I could not justify investing $11k in a course that teaches you to rent a property then turn around and rent it to others. 

I have found that they worked really well when it comes to getting better tenants and better rents, and having less hassle, less headaches, and then getting a higher sales price; without paying closing costs or realtor fees.

Get a rental license, get it rented.

When it comes to the tenants I would list the property on the MLS near the end of the project for rent so tenants could start coming through.

And recently closed on a condo apartment that I'm renting by the room.

We plan to rent it out, as an STR, while we are not there.

Later I find out from the tenant that the tenant pays their rent early and has already paid January’s rent.
