I come from a working-poor,  paycheck to paycheck background and have to constantly remind myself that one must spend money to make money--but this seems like SO MUCH money! 

You can send reminders that rents due and it keeps track of rent payments...All my tenants use it..I think they like it because it's one less time I come around inspecting what they are doing..lol

I'd remind them of their required notice per their lease (30, 60 days or whatever your lease says) and tell them that if they'd like to move, they are welcome to do so with the proper notice. 

I'm hoping this is a 100 year flood situation as Jay Hinrichs said.I guess what'd I'd do is offer to let him terminate the lease but also remind him that if he stays he has to pay.

I havent been away from my wife and kids for a decade and a half but here I am - sitting in a rental that reminds me of college while my family is 2 hours away. 

@Joey Biccum My husband just reminded me that we also do something else now that we are no longer charging very cheap rent.

We have to constantly remind ourselves to be patient, we have unit one and it is going very well, just passed a year with it as owners and STR managers (And cleaners!)

I sent one final text today reminding the tenants that today was the 5th day and they needed to pay today or vacate.

This was a really good reminder that we need to put together some sort of operating agreement and some other policy paperwork as well but I'm not sure where the best place is to start or should we just get a lawyer?
