Of course its full doc and we have to prove we are worthy of the loan.

I think they more or less are living there, but proving that is another matter, as they are claiming they live with a different relative, but their cars are often at my apartment building.

@Ryan LeonardIt's tough to find deals in today's market, no matter what approach you're using.

It can be tough finding the right deals, especially if you're mainly searching on the MLS.

I think the thing that might dissuade me from such a deal is if you needed to put a substantial amount of money down as again, financing is tough with leaseholds from my understanding. 

The uniform grey looks pretty good when installed correctly and it is a very tough material.

We were able to overcome it by providing proof that we paid, and were completely responsible for the loan and had recorded documentation to prove it (letter to lender attached below -  (side note this was for a VA loan so we used an agreement for sale in this case).

Or are you able to stick to your guns and simply tell the tenant, tough crap, the lease is the lease.
