Just hypothetical numbers, but if it supports the payment with income producing property and gives you cash flow, it's a no brainer.  

If I have nothing into an asset and it makes money then that asset has produced infinite return even if it only produced $1. 

Who is buying that robot produced product, and who is going to pay the bill to keep that robot factory running?

Having a creative background, first as a professional musician and then as music video, commercial and content producer, I never thought I'd be so hooked in real estate investing and the potential that comes with it. 

Any opportunity to produce more income?

From a bank standpoint, they will have a clear picture of who owns what and has what degree of liability;  however, all of the investors will have to produce tax returns and documents to the bank to show they are credit worthy.

I am definitely going to be keeping the duplex, as the income it will produce far outweighs the equity I have in it currently, but that now means I have to figure out property management from afar.  

Again I can't speak to how much intrinsic satisfaction you get from your work, however - building something from scratch, or re-vamping something real and tangible that has a big impact on a community I'd think might provide a more meaningful day to day.On the pure financial, per above - let's say as an example you could create 200k-250k worth of net worth (less liquid, sure) per year - producing 30k/year income at year 2. 

As traditional small B&B's are, my house is an owner occupied income producing property, but it doesn't fit into "residential" loan requirements.
