They are playing games with you, sick or not.

Don't believe what people who don't invest in multi-unit properties tell you including really sick brokers with many years of experience who tell you that you can make just much money with single-family homes.

A few years back, I looked at my personal finances and was sick of the mess I had created.

Having sick or dead team members and collecting rent from dead tenants creates scheduling issues and degree of complexity that I would love to avoid! 

Especially on this set of properties the ROE plain sucks as you have pointed out.

If they are to move out in Friday (and paid rent up to and including Friday) and then they stay another two weeks-you take that amount of rent from their deposit when they leave plain and simple. 

But you need to do something, you don't want your tenants to get sick or get bitten and these little guys can eventually cause some property damage as well.Good luck.

As @Brian Nally mentioned, you should check a flood plain map.

I seriously understand there are some seriously ignorant and sick white people, but I also I see this crap will never ever stop because there is a lot of money to be earned by staging incidents for the sole purpose to sue white people.Sorry!
