If you really want to pursue this I would attempt to get photos of the unit prior to when that tenant moved in (from the PM or the former owner - or at the very least a checklist the tenant signed noting any damages when they moved in). 

You have to build up a good reputation through reviews and have it show nicely in photos.

Did you happen to take a photo of the 'smoking device' (bongo?) 

Suggest you call a loan official and show him photos.

Instead some landlords will give a nominal fee upfront to tenant rep broker for mom and pop tenants and then payout additional portion of the fee over time as the tenant performs.            

I’d be clearer, instead of ”prompt” define your expectations as ”except a response within 24 hours or 8 business hours” and in instead of “good” photos define “photos front of house, newly renovated kitchen with granite, bathrooms, other photIs woth jey features, and back yard”

For those of us who need to learn how to place Craigslist Ads with photos included what would you suggest is the best way to go about it. 

Once I have a contract signed I would really like to post an ad marketing the property with photos included.
