I have heard of others doing STR's for things like rough-necks, heard it works well, not sure if I want a business model of clientele who can twist me into a pretzel, but hey different strokes for different folks right. 

It's also their neck on the line if anything goes awry during the transaction as well.

In your neck of the woods flood zone could be a concern that scares some away but not everyone will be turned off. 

The seller is being a real pain in the neck and they are blaming it on Fannie Mae rules.

@David Hong , a huge portion of my list is actually investing from NYC, namely Queens and Brooklyn. 200k will take you a lot further down here in Philly than it will up in your neck of the woods.
