I wouldn’t subdivide based on your objectives.  1.  

The value of the hotel is based off of how well it's being operated.My advice would be to get a job in the hotel industry.

So, based on that, you need to keep the security deposits separate from your own funds and also from each other.

However, I don’t have a US-based W2 (but work full time for an American tech company in their London office).
