Your first step is to contact a savvy CPA.You, as a Member of an LLC, by virtue of the LLC records provisions in the LLC law, have as much disclosure access, and more, than a shareholder of a public company.  

There is so much growth here - population growth, job growth, and companies moving and developing here.

Tell them the people move out or you start an eviction.

@Alejandro Martinez I'm a fellow Canadian from just down the QEW from you (Hamilton) and moved to Orlando just over 5 years ago to invest in real estate full-time. 

I'm not going to through out names, but there are companies that only take $500 at closing from an agent. 

We're based in Tampa and, in addition to personally investing, I own a mortgage company that provides financing for tons of investors.

I am familiar with being licensed thru nmls but never heard of any other type of certification  means nothing.. its just a private company non accredited.. 

There are a lot of affordable properties in Knoxville, but the growth isn't terribly vibrant and the deman isn't what you'd expect for a city of that size and that close to the Smokies - you're mostly looking at college rentals for the meat of the move season, and the SF market, while it exists, doesn't really compare to Chattanooga.
