I just had a lawyer and potential tenant come back with additional language that they could vacate after a 14 day notice with no penalty.

I feel my brain growing.This came to be because I incorporated investment language in my cover letters and peppered it into my job interviews.

In your LOI and PSA simply include language you will assign the contract to your SPE before closing. 

Live below your means, save wherever possible, and learn skills that set you apartment- such as learning a foreign language.

I am learning how everything works so I canunderstand the language my boyfriend is speaking.

The 'monitored without your consent' hopefully refers to homeowner initiated stuff like Ring doorbells, but if the language doesn't make that clear it's worth asking.The 'protection period' is so that untrustworthy buyers don't get an agent to work hard for them for months, ditch the agreement or let it expire, then go on to buy a property the agent helped them find and/or investigate without the agent getting paid for their work.
