I can close 7-10 FNMA loans (& I work with some damn complicated scenarios from our fellow BP members) in the same amount of time invested as one HML, and in the current regulatory environment it's not like it's lawful for me to get paid 7x-10x as much for that one HML, soooo......Big picture it's actually a bit of a problem.

For almost every project we’re involved with we can value-engineer the design and or materials selection so there is NO increase in budget for the project which will ultimately be: safer, healthier, more energy efficient (net-zero being the goal), easier to maintain and insure, and feel more comfortable.Investors, in my opinion, are missing an opportunity by not embracing green.

Instead of realizing the position I was in and strapping up my boots, I acted immaturely and found myself in and out of trouble for the next full year, until I had an epiphany and realized this was my life to live and if I didn't take a stand and create a future for myself I would only amount to being a product of my circumstances and environment.

Vallejo, Richmond, Stockton, San Leandro, Hayward... all areas local to me that are like that, with 4plex loan limits well north of $1m & still 5% down with PMI that drops off once you have the equity (unlike FHA where it's "life of loan" and you'd have to refinance in a rising rate environment to drop the mortgage insurance).
