I start school at Collin College in the fall for real estate, so I’m looking for an on hand experience while I complete my scheduled courses. 

Old School redwood is the bomb though!

@Brett Deas,there are several factors here:First, if your investor base is used to specific assets, where they have full(ish) visibility of the asset, convincing them to invest in a blind pool fund is hard.Second, it looks like you graduated high school a couple years ago, so presumably your track record is only 2 yrs old.  

Concord doesn’t have good school districts as compared to Walnut Creek though.

My questions are around taxation - i have read that if the rental is not associated with a us trade or business, then the gross income from the rental is taxed at 30%, however if associated with a us trade or business, then graduated rates apply, as well as the net is taxed and not the gross.

Do school ratings matter for SFH?

It's also an expensive private school.

With fantastic schools, constant appreciation, and more demand then inventory can account for, anything that comes on the market in this pocket will sell in under a week.
