I currently have 3 x 50 gallon tank heaters shared among 6 units - and I pay for water and electricity for the hot water heaters.I've recently been investigating tankless due to lower operating cost - but they have a higher upfront cost - and feedback from plumber is that cold winters (here in the midwest) can result in them struggling to keep up when the temperature drops below freezing.

Sounds like a win win, but a hydraulic line blowing on equipment and dumping a few gallons of oil on the ground and a light rain to run it down the street can turn a couple easy bucks into a head ache if wasn't addressed beforehand.Best of luck!

Since the only thing that uses gas is the fireplace, I think I would pass on it altogether...or buy a 100 gallon tank and change them out yourself...?
