I have seen a few deals lately on MF but plenty of it makes no sense on pricing to many investors. 

I would hope he/she values their reputation and future business more than a couple months rent on two properties.Don't despair, there is a path forward out of this.

While they did a good job, I felt the price was steep, especially since the house wasn’t in terrible shape.I’m debating whether the cleaning charge is reasonable to deduct fully or if I should waive part of it as a goodwill gesture. 

The tariffs are another thing that's gonna significantly raise material prices.

We still see positive cash flowing deals here with appreciation potential at really affordable price points.

But, assuming this is a fairly accurate number, the little I know about San Diego (and quick look on Zillow for multifamily properties) seems like $1.5mm is the minimum asking price for two units.  

Purchase price: $2,400,000 Sold a single-family home and did a 1031-exchange into a 5-unit building at a cheaper price.

Even when the market is down, gradually adjust rents so tenants don’t experience a huge price shock later.

Steps: you go under contact with the owner of the property, you assign the purchase and sale agreement to the end buyer, the end buyer closes, and you get paid the difference between the agreed-upon price between you and the owner and the intended purchase price of the end buyer.
