The contract / purchase agreement should tell you, and it is probably you who should be / will be filling that out and deciding.  

Maybe you are able to learn and develop the skills needed to execute effective marketing strategies, find motivated sellers, evaluate properties and what repairs are needed and the costs, structure deals for distressed properties, make effective offers, know how to properly fill out As Is contract, build a buyers list, market property effectively to buyers if wholesaling, negotiate price with buyers, and using the right title company and getting funding to wholesale the property.

Just trying to fill you in on some of the reasons why brokerages are requiring agents to ask for copies of ID these days, because you asked a question about it.

There are also many disclosure forms that you will want to fill out ahead of time as well amongst many other forms. 

When they left a few years ago it left a hole in this area, no one has been able to fill those shoes. 

I've filed the eviction, they've been served with the paperwork, and now all that's left is for me to wait for the next steps and hope I filled everything out right (Denver county's process is making my head spin, and I'm having to do this without a lawyer because of cost) while in the meantime my tenant is otherwise just ignoring all my texts and notices and also (it feels like) acting like nothing has changed, still having people over for dinner, still walking in and out of my front door like no problem...leading up to this point I've had multiple informal conversations with this person about the toll their unpredictable behavior around payments has had on me.  

Fill out a normal application with the trust as the borrower, with you signing for the trust as the trustee and you as the coborrower, signing for yourself as the coborrower.It's that simple.
