The agreement should last 4-5 days.If I don't like that home, and I think I want to engage a buyer agent for more in depth services over a longer period of time, then I will entertain other buyer representation agreements, but I will not agree to over 2%, which is the maximum recommended by the Consumer Federation of America.To be fair, if my needs required my buyer agent to show me 30+ homes, or preview them since I am out of town, or something else that took an extraordinary amount of the agent's time, I would consider more than 2%.

The LLC is a pass-through entity. 

For instance if someone has a really low credit score but their previous landlord said they were an ideal tenant and they passed income requirements I may take them.

so if this is your very first deal - i would pass. 

It's only natural to pass these costs on to the consumer, it's the same thing with almost every other product you buy.

Yes, I think, like a lot of topics that get passed around real estate circles (like 0 down physician loans...which I have never ever seen one actually close haha) there are these mythical products that people don't realize may only exist at one small bank in one small corner of the country and not actually be available to most.

If more than 3 years has passed since the rental license has lapsed, L&I may issue you a rental license but its really a case by case basis.
