The LLC is single owner in NY with my wife being the owner.In 2019 I signed a lease to a woman and her two children for 12 months in which she paid the first 6 months up front.In February 12 her elderly mother was on the property and slipped on ice in the driveway and "broke" her shoulder.

So, I know of this elderly couple, with multiple properties, multi-fam., older properties need work, but well located, the couple is looking to retire after lifetime of hard work, i think they are in their late 60s they are looking to rehab the properties so they can sell and earn better for their effortshowever their credit is bad, and dont know anything about borrowing, loans, grants, nothing, I myself am new to real estate, dont have a clue and ofcourse dont want people to take advantage of them, they are good ppl, anyone have any input??
