@Chris Schoonhoven, Columbus Ohio is a great RE market.Speaking of Hilltop, you need to find the sweet spot, I own duplex there and is one of my favorite, not really in Westgate, but that particular block is nice with home owners who take care of their properties, purchasing price is low, tenants there are low-income working class, I did serious tenants screening, and am very happy with the ones I have, it produce the most profit out of all my investments.

Ear plugs, noise blocking machines, noise cancelling curtains could be purchased by the tenant.Rugs will help.  

also consider the added mess from fruit trees, as well as the things they attract, for example in WI fruit not picked that starts to break down or drops and left to lay attract yellow jackets and other stinging bugs as well as the hazard of falling fruit, and staining concrete depending where they are. 

One thing I didn't see mentioned is making sure the number/dialer you're calling from is being marked as spam/spam likely or outright blocked by the carriers.

It's super important to buy in a newer concrete constructed building with a solid HOA. 

Then on the other end of the spectrum I'd say are the little "corner stores" you find on blocks in the inner city with a little retail space on the ground floor and a couple units upstairs. 

They are literally just printing block walls.

Into the the 30s you started to see CMU (Block walls) emerge as the most common foundation material.

Seems they would just block each other in therefore causing more of an issue.
