Unrelated debt financed income (UDFI) in an SDIRA can be a pain.

Try to figure out what their biggest pain points are and remove them.

That usually ends in a lot of pain. 25 years of doing this, never even a deposit asked for on the front end. 

The first 5 times will be painful and frustrating - watch one of Brandon's or David G's videos on how to run the numbers - you'll become quick after a few dry runs.Just make sure you underwrite the deals against your Goals (ROI %, Cashflow $, potential longterm appreciation, etc), and run the numbers as if you're NOT in the property. 

As someone that receives 100s of pieces of marketing, texts, and calls in a given month I can tell you that I put everything I get from some sort of automated caller/mailing system directly in the trash or just lose/block the number.

Not sure what your price range is but obviously ocean block would rent more frequently for more $. 

It's a blocking and tackling, play the long game market right now.

Cleveland is one of the best cash flow cities in Ohio, but it can really go neighborhood by neighborhood and block by block in some areas on the east side, so you really want to lean on that expertise from your local agent / broker.
