This is based off accurate numbers (ARV off comps, and repairs based off a contractor bid).

@David Cruice the three week wait is only a problem for me because when I send in my bid it is not as competitive because of Cash Buyers ability to close in a week. 

It is interesting and also hard to bid on the future. 

I have put out several line by line bids of my company's work on many of our property offerings, YouTube videos and right here in the BiggerPockets forums.I have never shy'd away from sharing that information.

Many times the hard money lenders will represent you and bid on your behalf at the auction.

I have seen quite a few in that area worth rehabbing and lost out on a few bidding wars.

We bought our first flip house at a live auction from Williams & Williams, I was the only person there but bidding against 4 other online buyers, the auctioneer took bids in an earpiece then announced them and looked at me to indicate it was my turn to bid.

At the end of the day, with having multiple offers on the table, the highest bid trumps the potentially cleaner offer.
