In my opinion, it may be worth teaching them the methods to accuracy in hopes they will retain and use the information to bring in true deals and no longer waste your time.  

As far as rentometer goes, I think the general consensus on the forums is that its accuracy depends on the specific market the subject property is in.Where I am in Connecticut what works best is to research rental amounts not only through renotmeter, but also through Craigslist and Zillow/Postlets. 

RE is not a graded bond investment, the NPV of estimated income in small RE , such as one to four units is only as good as the accuracy of the data (your proforma) used.

Finally, tell applicants that they can dispute the accuracy of their credit report and add their own consumer statement to their report.

I will also check the "Recently Sold" on Zillow; although we are not to trust Zillow's accuracy 100% but the numbers are usually not that far off.

Trulia's heat map can be a good tool for understanding crime rates although it's accuracy can vary by market due to how the local police jurisdictions report so be a little careful with that.
