I was planning on keeping it sole proprietorship or partnership and amend the deeds to the land to give my partners a junior percentage.

Then call them and ask if you could set up a meeting and that you want to start of as a junior under them.

If you see JPMorgan listed as a defendant, there is probably a junior mortgage.

I realize that what you are getting if you win an auction is likely an inferior junior lien.

If you get a judgement then you can lien his share of the property but it will still be in a junior position to all other liens however you maybe able to get to some kind of agreement or a settlement and maybe it will work. 

I will just be finishing my fourth semester in my bachelor’s degree in Entrepreneurship, so I will be a rising Junior.

I am not banking on appreciation just the cashflow and the fact that by my son living there his Junior and Senior year will save me about $12,000 (not including the cashflow)  I am skiddish about townhomes and condos with the HOA etc., but it is a low price point of entry for here in overpriced New Jersey. 

Find grants, or scholarships you can apply for, or go to a Junior college locally to get your G.E.
