Lease apartments for people.

Not sure how far away they are from Houston.

. :-) Yeah, it is not THE highest (but there are areas around Houston that have 3.6% property taxes. 

This is my issue, there is a part of the wholesaling process that is not clear to me, it's the process or steps after the property is under contract with the seller and before you get to the closing.

If you're looking for original art, you could consider contacting the AP art teacher at a local high school and asking them to coordinate commissioning a student to make something for you or purchasing from a student.

I purchased that duplex for $116,000 and had the gross rents at $2,105.00 after re-leasing 1 of the apartments after the sale (roughly 1.8% of sale price, so just shy of the 2% Rule).
