@Nadir M.Two additional thoughts:1) A central boiler is a cost trap for owners.

People on BP will tell you they never invest unless they get 1% or hundreds of dollars in positive cash flow and I will tell you those who invested in Central Austin the past 5 years have made way more money, in negative cash flow, than all those 1%ers. 

They'll call it a solid "B" area when it's a "C-" area; they'll say it has great space for the price, but the rooms are all chopped up and not very usable; they'll say it has great amenities, but those amenities are a 30 year old dishwasher and a central hvac system that groans and clanks when it turns on.

Central ac and heat.

Preferably north or Central Jersey.

As far as the various areas you mentioned considering, I am a little biased, but I love the Central Texas! 

Also, I know it all depends on the deal, but a few of my options are: MFH (maybe 4 plex) in low/low middle class central Phoenix SFH in a nicer area in phoenixDuplex/condo in Lake Havasu to attempt for vacation rentalsSo those of you who wouldn't mind sharing your advice I would GREATLY appreciate any!
