Do you have any suggestions on how to visually tell whether the cabinets need to be completely replaced vs. simply painting the doors?

In a walk through, you can verify that the utilities are split and can visually inspect the condition they are in.

At least this gets you passed the visual detector for clients. 

Obviously this won’t help you much once a potential buyer walks into the house and it is empty, except in that you could whip out those pics to help them visualize the space as they walk through.

It's much less visually confusing and straight to the point.THe header of my comps looks like this: Style Rooms Beds Baths Sq.

Another option may be a half wall or a pony wall that divides the spaces and visually blocks some of the kitchen clutter.
