This is a new requirement from the town (which we were not aware of) and while we have detectors in there now, they are not connected between the two sides. 

@Morgan Reynolds Did you ever get your pitch book built or collect any examples?

If so, you will likely get caught when it goes up on Furnished Finder by someone, and you will also have insurance issues and potential town issues.

We are currently in the process of Renovating this home built in 1965 and plan to have completely transformed it by spring 2025.

I paid him 15k AFTER paying another architect , just because the town insisted I hire him.

The house was built in 2022, and the seller had their job relocated from Florida to Texas and needed to sell ASAP.

I didn't hear this from Buyers, but I personally am tired of seeing it.The previous 3 years we strictly did the grey/white, but now thats out least built color scheme.

Even then, if you've built up enough carry-forward losses, a nice capital gain may not trigger any taxes to be paid.

It's also worth mentioning that I already have a good relationship with a wholesaler in town who knows other good contacts, and I am able to use some of these contacts as good resources for general knowledge and learning how it all works.I recently had to close my business of 9 years, and so instead of getting a W2 job or start some other "normal" business, I'd much rather prefer to have house flipping be my primary source of income.
