The territory I am looking at is primarily an affluent area in the North Atlanta suburbs.Is this a smart move to secure such a location or does it make sense to focus in more distressed territories?  

This is completely new territory as we have stellar (personal) credit and I had not given a thought to not being able to obtain at 30yr fxed 4.5%.

As far as investing in Alaska, you guys have tons of territory but I hear it's a tough market because of the short warm season (construction, etc...)

I think the springs is very stable, great military presence and that brings stability (most times...).

One problem is over saturation, their territories aren't exclusive.

In other words, auction.com offers a better chance the property will be sold to a bidder higher than the bank.The lawyers handling some auctions barely make their presence known, the properties are uttered, the preamble read, and property sold in some random order.

Just sayin.You may want to consider local print advertising to build some branding and create a presence.

Makes sense given both the density in downtown Chicago as well as the presence of younger entrepreneurs, startups, etc.

When I was a Realtor (and If I decide to find a Broker and become one again) I would take Waterford as my Territory as I did before and had seriously thought about investing again and would have invested there.
