To really know the result, I'd need to be advertising two identical properties -- one with a premium listing and another with a regular listing.Does anyone have experience that clearly shows a result from using a premium listing?

This costs money, which is why application screening is not free.I recommend you include some of your key qualification criteria in the advertisement.

Insurance costs are going to be extremely relative to a list of variables that differ with every property, but if you know what to target and what to watch out for, these costs do not at all prevent positive cash flow on the right opportunities

Our target market is group #2 and it has served us very well. 

They might work for smaller mom-and-pop units (2-8 units), but not for anything larger.Most owners of larger, more established multi-family properties don’t fall into the category of distressed landlords that off-market strategies usually target.

But, as tou sharpen your analytical skills, and quantify the parameters of your search, you’ll be able to better target a doable deal.  

Theres so many agents out there you need to find one who is focused heavily on your target niche. 

If you analyze what is advertised to you especially off the MLS then you aren't going to find "a deal". 3.

It is helpful to know that many HOA’s don’t allow STRs…I am also trying to source information about the STR regulations in this area to target the right small house.
