I can't tell you how many times I've gone to the property and it is gone, or you figure out something is wrong, maybe the legal description, or the address, or there is $100,000 worth of junk there you need to haul off that was not in the pictures, or that cool commercial building, that when you get there has the faint words that you can now make out to be a former dry cleaner, or gas stations, or lead smelter, or oil change shop or something like that. 

Any ideas for what to look for in a property management shop that would even take me?

True, but it's much safer not to worry about a mortgage while you get your feet wet. 

Smaller office or shop buildings might bring in more money but need you to know more about running them.

(Interview them like anyone else and price shop).  

And if anyone says a GC doesn't have nearly as much $ tied up into assets, lol, tell em they couldn't be more wrong, I had way more in tools and equipment then any 2 properties cost whole $ but when factor against just the capital outlay.... my shop and all equipment was roughly 12 if not 15,20 properties worth of "stuff". 

It is just safer to start something like this in an environment where you have a better chance of succeeding. 

I had to travel to Punta Cana last year and, because of the pandemic, I thought it was safer to stay at Club Med.

I would recommend shopping this because at 66% LTV you should be able to get a rate in the low 7s assuming you have a good FICO score.

Then I would shop locally first - they will have best rates
