Unfortunately, plumbers are notorious for being very ignorant and notorious for ripping off their customers.

Places that need new flooring, paint, a deep cleaning, some yard work and so on. 

The key is knowing when it makes sense and when you are in over your head.A cardiologist making $600,000 a year shouldn't waste time replacing a toilet, cleaning an oven, or painting a house.

By "partial" I mean renovating the kitchen and bathroom, painting the place, re-tiling the floor and maybe adding some smaller features that can make a difference to prospective buyers, such as new A/C units, new internal doors, or maybe even sell the place furnished (home staging is not really an option here); with no or minimal demolition, and hopefully without electricity or plumbing issues.

I spent about 6k to get rid of the smoke smell including painting, cleaning the vents, cleaning the furniture etc.  

We are cash flowing great, and continue to pour those profits back into our houses by replacing roofs, painting/siding, and improving the properties to make them more appealing and to get the Cap Ex taken care of. 

I've done complete ground up rehabs to simple paint and floors.
